How to proceed with real estate purchase

Required documents Individual

(individuals with a Working Visa, also those with residence status such as permanent resident status, individuals with Japanese spouse)

[Required documents of the Buyer]

  • ・Residence card (to be confirmed personally)
  • A copy of the foreigner citizen card
  • Registration certificate of the individual’s personal stamp/seal (inkan/hanko) (valid for 3 months after issue)
  • Officially Registered seal (hanko) (Used to seal the contract or when borrowing loans)

Regarding the residence card. For those who have the status of residence before July 9 2012 , until the alien registration certificate deadline, it is possible to use it as a residence card.

[Required documents of the Seller]

  • ・Registered rights certificate or registration identification information notice of property for sale
  • ・Residence card
  • Registration certificate of the individual’s personal stamp/seal (inkan/hanko) (valid for 3 months after issue)
  • Registered seal

individual person (If there is no address in Japan. In the case of foreign nationals residing abroad)

  • Affidavit ※1
  • ・passport
  • seal (approved Private seal) ※2

The affidavit is that the person making the affidavit is be known voluntarily himself, taken the oath and signed that the contents described in the presence of the notary of the embassy of the staff and the home country is the truth, that person who has the authority to receive the oath is the same person, certainly after confirming that it is a person's statement, it is what it is accompanied by a certification statement and seal.
Name, date of birth, family register land, resident address, resident registration number, affidavit that documents described as no doubt the person that will be addressing when performing real estate registration of Japan.
In addition, the address written in the affidavit that has been authenticated in the Embassy Consular Section of Japan will be used as reference.

For contractual agreements in Japan, you are required a personal "seal/inkan".
Because signatures are not accepted in Japan, you need to prepare this INKAN in advance.

  • ・Registered rights certificate or registration identification information notice of property for sale
  • ・An alternative to seal certificate (to prove the seal by notarization by authentication of foreign notary)
  • ・passport
  • ・seal
